Buying and selling property is a very people orientated business and good communications are essential for a successful move. In recognising this we have employed an experienced sales team with in-depth local market knowledge. Our aim is simple: to provide the best possible service, assist you from start to finish and communicate regularly throughout the whole process – whatever your property matter.
What makes Grosvenor Waterford different?
We are located on a busy main road in the heart of Aintree Village – no house hunter could miss our offices.
We are members of The Ombudsman for Estate Agents and have Office of Fair Trading approval.
One of our directors, Louise Gane BA (Hons), MA has passed the National Association of Estate Agents (NAEA) Technical Award in the Sale of Residential Property.
Her colleagues, Mark Cockcroft and Andrew Gane have more than 50 years experience in the financial and property sectors and are able to give you knowledgeable advice about the sale or rental of your property. We can also provide information on mortgages, remortgages and insurance.
Your market appraisal is free and without any obligation. Our competitive charges are on a no sale no fee basis. There is no minimum term for our agency agreement, which means you are not tied for any period.
Your property will be shown at its best, by incorporating high quality digital photography, well written resume and quality details which are vital to create the right image and help raise the interest in your property.
Advertised in The Champion, Kirkby Extra, and displayed 24 hours a day 7 days a week on the internet including our website, Rightmove, Zoopla and Primelocation.
On being instructed we match your property to our applicant database and begin a telephone campaign to arrange viewings. All viewers will receive a telephone call the following day to obtain constructive feedback which will then be relayed immediately back to you.
We use eye catching digital photographs to display your property.
As soon as your property is placed on the market, we will contact you as the vendor to ensure that you are happy with our service and the progress being made to sell your home. We will then contact you on a regular basis to discuss with you the continued marketing of your home, which will be based on internet data and our marketing cycle. When we achieve a sale, we will contact you weekly to keep you updated with the progress of the sale and will continue to do so until exchange of contracts.
Before viewings, potential buyers are validated as thoroughly as possible so that we can discuss their ability to purchase your home. If requested, viewings can be accompanied during office hours by a member of staff, whenever possible. We then follow up every viewing to enable us to give you constructive feedback. If we are unable to contact your viewer you will be informed that we have left messages for them.
When a potential purchaser is found they will be invited into the office to make their offer to enable us to thoroughly check they are in a position to proceed and to ensure that your sale does not fall through due to lack of funds. This gives vendors peace of mind when looking for their next property.
Once your sale is agreed
Once a buyer for your property is found, a target exchange date will be agreed by both parties and the sale monitored on a regular weekly basis to ensure that you are kept fully informed each step of the way.
Grosvenor Waterford would be delighted to act on your behalf and we are confident that by instructing us you will receive the highest standard of service and a proactive approach to selling your home.
