We are members of the Ombudsman for Estate Agents and use one of the government’s recommended deposit schemes, The Deposit Protection Service. This is an independent, not-for-profit company, which holds deposit monies and deals with complaints and disputes arising in the private rented sector speedily, cost-effectively and fairly. We use the Deposit Protection Service’s Custodial Scheme which means that the deposit monies of tenants are held by them and not by ourselves within a client account and, therefore, we do not need to make provision for client money protection insurance.
The relationship between landlord and tenant does not always run smoothly and with a raft of new regulations and legislation it has become increasingly beneficial to have a professional agent in place to advise on and manage potential problems, which can often be mitigated or avoided by simple communication between the Landlord and Tenant. Each property entrusted to Grosvenor Waterford Estate Agents is looked after by one of the Company Directors who deal with all aspects relating to the property in accordance with the level of service at which we are instructed.
To market your property we will carry out an initial appraisal and once an asking rental price has been set we will advertise your property through the major property portals, in addition to exposing your property to our applicant list and offering it for let through our branch in Aintree.
When we have found a prospective tenant for you they will be fully referenced and we will keep you advised on how the application is proceeding. Once all references are completed we will seek your confirmation to move the tenant in. We will agree move in dates and discuss with you any maintenance issues which may need attention prior to the new tenant moving in.
We are happy to work with your own contractors or we have a team of contractors, such as builders, joiners, gas engineers, plumbers, and electricians with whom we have built relationships over the years. We do not carry out any work until it has been discussed and agreed with you.
We offer two services Tenant Introduction Only and Tenant Introduction and Management. In each case tenants are fully referenced, an appropriate Tenancy Agreement and Inventory (backed up with photographs) is prepared, utility providers are advised that a new tenant is moving in and initial rent and deposit is collected.
If we are instructed to manage the property regular inspections are carried out and reports sent to landlords afterwards, rents are collected and forwarded to landlords and if rent is late we will chase, advise you accordingly and take appropriate action in accordance with your instructions, which may include the serving of appropriate notices.
